What is the deposit amount? Is it refundable?

The deposit is 50% of the monthly rental amount.  It is refundable up to 15 days before possession of your suite.

Is there an application fee?

There is no application fee.  

How long is a typical lease term?

The typical lease term is one year with an option to renew.

What forms of payment can I use to pay my rent?

We offer a number of forms of payment including cheque and pre-authorized debit.

Which utilities am I responsible for?

Tenants are responsible for setting up their own Manitoba Hydro accounts and to pay for electricity directly to the supplier.  Sewer and water is included in the rent.

Is the building pet friendly, and how does the pet deposit work?

The building is pet friendly.  We reserve the right to say no to a pet depending on the size, breed, or species.  No aquariums permitted.  The pet deposit can be the equivalent of one month's rent depending on the pet.  At the end of your tenancy you would receive your pet deposit back plus interest assuming there is no damage to the unit, building, or grounds caused by your pet.

Are washers and dryers available?

Each unit has its own in suite laundry.

How are maintenance requests made?

Maintenance requests are made through our onsite portal which each tenant has a unique login for.  

Are there enough parking spaces for each suite?

Yes.  There are more than one spot available for each unit.  Parking is heated underground and is an extra charge over and above the suite rent.

Are there bus routes that go near the building?

Yes.  City of Winnipeg Route 91 goes both directions directly in front of the building.

Is there shopping nearby?

Yes.  The brand new CO-OP grocery store is half a block south of the apartment building.
